Developing Maintenance Standards There are three key elements to controlling commercial HVAC operations costs:
It is our goal to help our customers develop a strategy to manage their energy resources, monitor their progress, and develop and track their maintenance strategy. Facilities Maintenance consists of several types of maintenance including; preventive maintenance, predictive maintenance, and reliability-centered maintenance. We are developing a program designed to work in conjunction with our monitoring system to provide a means for tracking and managing a CMMS, or computerized maintenance managment system on the web, and accessible by any device that can connect to the website. Preventive maintenance includes changing belts, filters, and the rest of the required maintenance for a specific type of unit. Enercient's system will comply with ASHRAE's minimum standards for equiment maintenance, and can be customized to accomodate exceptions and additions for specific applications. Predictive maintence includes infrared thermography, vibration analysis, and systems monitoring, and Enercient is developing a set of standards for tracking and managing these activities. Reliability centered maintenance is focused on scheduled shut downs to minimize unscheduled shut downs due to systems failure or breakdowns-maximizing plant availability and "uptime" while managing costs. The Enercient system will provide real-time operational data, and provide a means of tracking system operations. |
